The project is within a 100-year flood plain. The location contains two endangered species of hydrangea and will have impacts on historic and archeological resources. The property was formerly a black summer colony in the 1920's and 30's. The founder was a minister of historical significance and property contains a cemetery where he is buried.  Two blue pillars mark the cemetery entrance.

Applicant proposes to build 5 residential, one-family houses on 28.4 acres.  Filed Wetland Application.  Property has a small stream.  Slopes on site exceed 20% grade.  Site is located in a town regulated environmental management district.  Each lot to be serviced by SSDS and drilled wells with access off of

a proposed 1,700 ft +/- private road.  State Environmental Quality Review shows that only 19% of the site is “moderately well drained” and 81% of the site as “poorly drained.”  Some 32% of the project site sits in slope areas greater than 15% grade.  3,500 cubic yards of earth is expected to be removed from the site

and blasting is required.
